What is the legal status of the project?
Zehra Mobile Mall has been constructed in already existing building of Bagh-e-Zehra Complex, which was built in 1990. All legal documentation and permissions have been acquired from the concerned government departments.
What is the total cost of the shop?
It depends on the location and size of the shop. There are different size shops available and per sq. foot rate vary shop to shop. Kindly visit the mall for exact price quote.
What is the size of the shop?
There is no uniform size for each shop. Mall is designed according to available space in the Complex. Every shop is unique for its covered area, measuring 60sqft. to 120 sqft.
Is there a timeline for closing and possession?
The project is complete and open for business. Possession can be given within days after making the full payment and you can start your business or rent out the shop right away.
Are there any legal restrictions that may apply to the property?
NO, the property is clean and there are no restrictions or any legal disputes.
How much is the down payment, and is a payment plan available?
As mall is open and shops are ready for possession, no installment plan is available. However, the payment schedule can be negotiated on customer to customer basis.
How much average rent is expected?
Again, it depends on the shop’s size and location. Based on the current state of the market, a very careful assessment suggests that the least possible monthly rental income might be Rs. 15,000 to 35,000.
Can I customize the property’s layout, finishes, or features?
According to SBCA by-laws and company policies, customization of the property’s layout, finishes, or features may not be possible.
How much time will it take to transfer the lease?
After the full payment is finalized, it will take approximately 45 days to transfer the sublease into the name of the buyer.
Do I need an prior appointment to visit?
No Sir, you can just show up anytime in the weekdays during our working hours i.e. 11:00 AM to 09:00 PM
What businesses are allowed in the Mall?
The Mall is specifically designed for the retail of Electronics, Mobile phones, mobile accessories and services. However, limited space has been allocated for the offices, which is suitable for software houses, Digital media/marketing agencies etc.
